Selling Your Home
While selling your house is not a complicated process,
there are several steps involved, including:
- Initial meeting - At this time, we will gather information about your home and may take
measurements of the rooms. Please have any information on your home's
history available, including lot dimensions, dates of major repairs,
ages of appliances & heating units. This will help determine a selling
price.
- Market analysis - We will analyze
homes that are currently on the market and those that have recently
sold. This information will be used to determine your home's selling
price.
- Marketing - Our customized marketing plan will help sell your house by using technology, direct
mail, newspaper advertising and much more. We ensure your home gets the exposure it needs to get sold.
- Listing your home - This is the "paperwork" stage
where numerous agreements and disclosures will be signed.
- On the market - Your home will now be on the
market and the lockbox will be installed, the "For Sale" sign will be up,
advertising will begin and prospective buyers will start visiting your
home.
- The waiting game - Now comes the hard part:
waiting for an offer. You will have prospective buyers visiting your
home, open houses, and we will be in constant contact giving you
feedback on your home and letting you know about other homes on the
market competing with yours.
- The offer - Once you receive an offer it may take
a few hours or days to work out the major and minor details. We will assist you and provide feedback during this entire process to
ensure your needs are met.
- It's sold - After the offer is accepted, many
activities are still occurring. Your home will be subject to a home
inspection, the buyer's financing will be approved and earnest money
received. After this time period, your home may be subject to further
inspections including a village inspection and appraisal. We will keep you abreast of all that is going on
and provide you with status reports.
- Final walk-through - Shortly before closing, the
buyer will do a final walk-through to ensure your home is in the same
condition as when they wrote the contract.
- Closing - A few days prior to closing, you will
receive a closing statement for your review. Once all the paperwork is signed and funding is receieved, you will then provide the
buyers with the keys to the house.
